Why the city wide benchmark does not always reflect individual neighbourhoods

One of the limitations of a city wide benchmark price is that it draws from a very wide range of properties with different characteristics. Homes across the city can vary dramatically in size, age, design, and location.

For example, a condominium in the downtown core may be priced under three hundred thousand dollars, while a detached home in an established west side community could exceed one million dollars. Both of these properties contribute to the broader market statistics.

Because of this wide range, the city wide benchmark price often sits somewhere in the middle but may not accurately reflect the price of homes in any particular neighbourhood.
